With an astute and business savvy client, teetering between a fixed price and open-book contract, we dissected the pro’s and cons of both options. We eventually arrived at an open-book scenario (cost-plus). This particular renovation was a ‘grand-designs’ candidate without fail. Needing to prop the entire first floor structure, whilst removing almost every ground floor supporting wall, the site resembled a complex maze of Acro props for several months, until the new ground floor supports were reconstructed to create the abundance of open and natural light filled living spaces. It opened up what was an outdated 80’s extension, and replaced it with an exquisite design that reinvigorated this cherished family home. The final result exceeded our clients expectations of a quality build however, the result of the final budget being almost $70,000 under at completion, was seen almost as a miracle.
